 I really did feel like a guest here...a very warm welcome from Hannah, and nothing seemed too much trouble. I am so pleased I opted to stay here rather than an impersonal (and much more expensive) hotel.

Chatting with Martha at breakfast-time probably put her way behind her schedule, but made me feel really at home. Thank you. x

Thank you for your hospitality, I was really happy with my stay with you.

I want to suggest to anyone who reads it to stay here.
The room was very nice, clean and very welcoming with all the necessary.
The breakfast is really delicious with a wide choice of delicious food also is served several quickly.
Wide availability of parking and free WiFi.
Martha is a really nice person.
It is placed in the center of Leaminghton, making it very easy all movements
The prices are very good.
On a scale of one to ten, my vote is definitely TEN!!!

I recommend to everyone the Hedley Villa.

 My husband and I stayed in Hedley Villa on Fri 11 Feb. We arrived at 8pm and were greeted very warmly by Martha and her dog Dooley. She was very hospitable and very easy to talk to. We then settled into our room which was small but perfectly formed, comfortable and decorated to a good standard. The ensuite was clean and tidy, and the bed was very comfortable.

Breakfast the next morning was served quickly and promptly. Martha was accommodating to my needs and the traditional English breakfast was delicious.

We will certainly be coming back again!

E-mail: marco.caradonna@yahoo.it 		I stayed for two nights early Nov 2010 because I was attending an interview in Leamington.
I have to say that I enjoyed a lot the experience as the place is really cosy and warm and Martha is a kind person.
I'd definitely reccomend this place if you're going to stay in Leamington for few days.
(P.S. I've also received an emplyoment offer for that job!)
THE GOOD
Nice place
Easily conected to the rail station(10 min walk)
Great mood
Martha is reall nice person
Room are clean and well furnished
THE NOT SO GOOD(nothing was bad at all,just a couple of personal preferencies here)
Carpet(although very clean I'm not a fan of carpeted houses)
WIFI signal not at the top in the mansard (but you can use the dining room where the signal is excellent)

overall I'd say a 9\10 (not 10 just because I haven't tried the English Breakfast yet)

We have stayed at this guest house several times now and we have reccomended it to other members of the family.
All of us have always been deligted by the friendly welcome and helpfulness of Martha along with the comfortable rooms and lovely breakfast.

 I spent a few days a week here for over a year and without doubt it was the nicest place to stay in Leamington. Martha and her lovely family are so welcoming and the breakfast is great.

However this was near to somewhere we were visiting and it had been recommended.
It is a most delightful house and you are made to feel very welcome by the host Martha.
Rooms are immaculate and very inviting.
I will certainly be returning in the near future. (Ideal for Christmas shopping and an overnight stay)
